Rachel Anne Dwares is a partner in the firm's Business Law Group. She is the chair of the firm's Commercial Real Estate Practice.

Rachel represents clients in a variety of areas including transactional banking, commercial leasing, real estate acquisition, development and finance, securitized or conduit loans and Delaware opinions.

Rachel represents both owners and tenants in significant retail, office and industrial leasing transactions, including build-to-suit leases, ground leases and major metropolitan and suburban office leases across the county. She has represented a major charitable foundation in its development, construction and condominiumization of a parking garage with retail space on the ground floor and subsequent lease of air space to a developer for the construction of a hotel above the existing garage.

She has also represented major local and national lenders in sophisticated financing arrangements, including multi-state, multi-property portfolio financing, debt and equity financing, construction loans, permanent loans, work-outs and participating loans. Rachel has represented principal parties in acquisitions and dispositions, commercial condominiums, construction and architect agreements, management agreements, brokerage agreements, easements, licenses and satellite agreements.
